Why Building Management Refuses Entry

Building management refuses entry because the mover’s authority, liability and use of shared areas are unverified. Furniture passes through corridors, parking areas and lifts that management controls. An unidentified company or vehicle creates a risk if common property is damaged.

The permit also confirms the resident’s authority, approved time, lift or loading point and people entering the property. A landlord’s verbal consent may not satisfy a separate building-security record.

Requirements are property-specific. Al Hamra Community Management states that a move-in permit is required and access will be denied without it. A standalone villa may not use the same process. What a Lost Move Day Costs

A lost move day can cost crew standby, vehicle attendance, rebooking and a missed lift slot. Extra rent, storage or cleaning may follow when the delay prevents handover.

There is no standard RAK penalty. These are planning bands for a small or medium home move, not fixed tariffs; a large villa or office can cost more.

How a Lost Day Affects Your Lease Handover

A lost day can push handover past the lease end because furniture removal comes before cleaning, inspection, meter readings and key return. The agent may be unable to inspect a property still filled with furniture.

Cleaners may arrive while furniture remains inside, maintenance may be postponed and the inspection slot may be lost. A scheduled utility disconnection may also need changing.

One late day does not create a universal penalty; the effect depends on the tenancy contract and landlord agreement. Request a revised inspection and key-return time in writing, then align the rescheduled move and final cleaning with it.

Whether a Permit Can Be Obtained on the Day

A permit cannot usually be obtained on the day because documents, management approval, security notification and an available slot are required. The lift or loading area may already be assigned.

Same-day approval may occur when a complete request already exists and only a minor record needs correction. Treat it as an exception. Al Hamra advises obtaining its move-in permit at least 3 business days ahead.

If entry is refused, identify what is missing and obtain a new approved window instead of keeping the crew waiting on a possibility.

Who Bears the Cost When the Mover Failed to Apply

The mover should bear the avoidable cost when the contract assigns the application to the mover, the customer supplied documents on time and the mover failed to act. The customer should not automatically pay for a second attendance caused solely by that failure.

If the quotation assigns approval to the resident or owner, refused entry may trigger the agreed standby, cancellation or rebooking terms.

Use the following evidence to decide responsibility:

  • The accepted quotation and terms
  • Emails or messages allocating the permit task
  • The date the resident supplied tenancy and identity documents
  • Management’s application and rejection record
  • The confirmed truck, driver and crew details
  • The stated reason security refused entry

If responsibility was shared, agree the rescheduling cost in writing. Liability should follow the task assigned in the contract, not an assumption that “the mover handles everything.”

How to Confirm Permits Are in Place Before Move Day

To confirm permits, request written confirmation 48 hours before move day and check that security has the same record. “Submitted” is not “approved.”

Complete this checklist before dispatching the truck:

  • Obtain the approved permit, NOC, email or portal reference
  • Check the property, unit number, date and permitted hours
  • Confirm the truck plate and vehicle type
  • Verify the driver and crew list
  • Confirm the service gate, loading point and parking space
  • Match the service-lift slot to the access window
  • Ask whether deposits or outstanding property charges remain
  • Save the management and security contact numbers
  • Repeat the check at the destination when it also has controlled access
  • Send the final confirmation to the moving supervisor
