The published Ras Al Khaimah Municipality lease terms state that either party should give written notice of non-renewal at least two months before expiry. They separately state that a tenant terminating before the end of the agreed term should give three months’ written notice and remain responsible for rent during that notice period. These are 2 different situations:

  1. Non-renewal: The tenant completes the current lease but does not renew it.
  2. Early termination: The tenant wants to leave before the contractual end date.

Check the signed tenancy contract before fixing the moving date. Confirm the final date, notice method, early-termination provisions and handover requirements in writing with the landlord or managing agent. A phone conversation is difficult to prove if the parties later disagree.

Where the new tenancy must be renewed or formally registered, the RAK Government lease-renewal process allows the lessor, lessee or an authorised third party to submit documents, pay the applicable fees and obtain the renewed contract electronically. The process requires the relevant contract and supporting property documents, so it should not be left until move day.

EtihadWE states that the service can issue a final bill, disconnect supply when a customer vacates and email the clearance certificate after the final amount is paid. Its published expected processing time is three working days.

Do not disconnect the old account merely because the moving truck has been booked. If the move is postponed, the property could be left without the utilities needed to complete packing, cleaning or inspection.

How Move-Out Cleaning Fits the Schedule

Move-out cleaning belongs between the physical move and the final inspection. Cleaning around packed boxes and furniture often hides marks, prevents access to cupboards and leaves areas behind large items untouched.

First remove the contents. Then complete cleaning, minor agreed repairs and waste removal. Photograph each empty room, along with appliances or fixtures included in the tenancy. 

The RAK Municipality lease terms make the tenant responsible for damage caused by misuse and allow repair costs for qualifying damage to affect the security deposit. This makes a dated condition record useful, although the final assessment still depends on the contract and the documented condition of the property.

Schedule the landlord or agent’s inspection only after this work is finished. If cleaning reveals damage that requires a contractor, the spare day between moving and handover becomes essential.
