Bedroom count does not show the complete workload inside a villa. The main rooms may look similar to an apartment, but the garden, garage, outdoor structures and storage areas can add another truckload of belongings.

Why Does a Villa Move Take Longer Than an Apartment Move?

A villa move takes longer because it commonly includes four content categories that apartments do not: garden contents, garage contents, movable outdoor structures and dedicated storage rooms. Internal stairs, larger furniture and specialist items can extend the schedule further.

The time difference comes from physical work. Every additional item must be assessed, packed, carried, loaded, transported and placed at the destination.

These are planning ranges rather than fixed additions. A small patio set may need less than one hour, while a filled garage can add half a working day.

An apartment move is normally concentrated within a smaller internal area. Once the service lift is available, the crew follows one main route between the unit and truck. A villa may have separate routes through the front entrance, garage, garden gate, balcony and upper floors.

How Do Garden and Outdoor Contents Add Time?

Garden and outdoor contents normally add one to three hours to a villa move. Movable structures requiring dismantling can add another two to six hours.

Common outdoor items include:

  • Patio tables and chairs
  • Barbecue units
  • Sun loungers
  • Outdoor sofas
  • Umbrellas and stands
  • Large plant pots
  • Garden tools
  • Children’s play equipment
  • Portable storage cabinets
  • Demountable gazebos or pergolas
  • Poolside furniture and accessories

Outdoor furniture cannot always be loaded immediately. Dust, sand, soil and moisture should be removed before wrapping because dirty items can contaminate furniture blankets, cartons and the truck interior.

Large planters create a different problem. The crew must know whether the plant, pot or both are moving. Heavy ceramic and stone pots may require dollies, additional workers or a separate position inside the vehicle. Loose soil and water must also be controlled before loading.

Permanent pergolas, fixed shades and built-in outdoor kitchens are not automatically part of a household move. 

Their removal may require a separate contractor or property approval. Only portable or safely demountable structures should be included after assessment.

Summer timing matters as well. The UAE Ministry of Human Resources and Emiratisation’s Midday Break guidance prohibits work under direct sunlight and in open areas from:

  • 12:30 p.m. to 3:00 p.m. between 15 June and 15 September

Garden packing and exposed loading should therefore be scheduled for the morning or later afternoon.

How Do Garage Contents Add Time?

Garage contents add the most unpredictable volume because they are often omitted when a customer describes the property. A “four-bedroom villa” may also contain shelving, tools, bicycles, spare appliances and years of stored cartons inside the garage.

A lightly used garage may add one or two hours. A full garage normally adds three to five hours and can push the move into another vehicle or working day.

The survey should record:

  • Toolboxes and loose tools
  • Wall-mounted shelving
  • Workbenches
  • Bicycles and scooters
  • Sports equipment
  • Camping equipment
  • Spare refrigerators or freezers
  • Vehicle accessories
  • Unopened household cartons
  • Paint, cleaning products and workshop materials
  • Items marked for disposal rather than relocation

Garage shelving may need dismantling. Tools require smaller, stronger containers than clothing or linen, while sharp equipment needs controlled packing. A spare refrigerator must be emptied, cleaned and prepared before transport.

Fuels, gas cylinders, chemicals, leaking batteries and unidentified liquids should not be mixed with ordinary household goods. They must be declared before the quotation so the mover can confirm whether they are accepted or require separate handling.

The RAK Government’s Waste Management Agency services include bulky-waste and special-hazardous-waste collection options. Items intended for disposal should be separated before move day instead of being added to the moving inventory by mistake.

Garage contents also explain why bedroom count can underestimate the job. A filled garage can move the property towards the upper end without adding another bedroom.

How Does Multi-Storey Navigation Add Time?

Internal staircases add carrying time and require protection for steps, corners, walls and banisters. For a normally furnished two-storey villa, staircase work can add one to three hours across the full move.

The time is repeated for every item carried between floors. Bedrooms may contain beds, wardrobes, dressing tables and televisions. Upper lounges or roof areas can add sofas, desks and outdoor furniture.

Large pieces cannot simply be carried in a straight line. The crew must check:

  • Staircase width
  • Ceiling height above the stairs
  • Landing depth
  • Banister clearance
  • Sharp turns
  • Door position at the top and bottom
  • Furniture dimensions after wrapping

A wardrobe may fit through the bedroom door but fail to turn at the landing. The safe option is to dismantle it upstairs, label the hardware and move the panels separately.

Adding more workers does not always remove this delay. Only a limited number of people can safely control one large item on a staircase. Extra crew members can continue packing other rooms, but the stair route remains a fixed bottleneck.

Floor and staircase protection also takes time to install and remove. That preparation is part of the move, not an avoidable delay.

How Do Specialist Items Extend a Villa Move?

Pianos, chandeliers, marble furniture and oversized decorative pieces extend a villa move because they require their own handling sequence.

  • Pianos: Add approximately two to four hours depending on type, steps, turns and loading access. A piano may require a board, dollies, straps and a dedicated handling team.
  • Chandeliers: Add two to five hours where pendants must be removed, counted and packed individually. Electrical isolation and reinstallation may require a qualified electrician.
  • Marble tables: Add one to three hours for assessment, top removal, edge protection and controlled lifting.
  • Large mirrors and artwork: Add one to four hours when condition records, custom protection or timber crates are required.
  • Antique furniture: Adds assessment and packing time because joints, finishes and repaired areas must be checked before lifting.
  • Home-gym equipment: Add two to five hours when machines require dismantling, labelled components or load-rated equipment.
  • Safes: Require assessment based on dimensions, estimated weight, floor level and the route to the vehicle.

When Does a Villa Move Become a Two-Day Project?

A villa move normally becomes a two-day project at five bedrooms or approximately 80 cubic metres of contents. A four-bedroom villa can also require two days when it is heavily furnished or contains several specialist items.

The 80-CBM point is a planning threshold, not an automatic rule. Vehicle access, number of trucks, outdoor contents and packing scope can move the threshold in either direction.

A two-day plan should be considered in these 10 conditions:

  • The measured volume reaches about 80 CBM
  • The villa has five or more bedrooms
  • Full packing is included
  • The garage or storage rooms are full
  • Several wardrobes require dismantling
  • Garden structures are included
  • The property contains a piano, chandelier or marble collection
  • The crew must work across three floors
  • The truck cannot park close to the entrance
  • Summer restrictions interrupt exposed outdoor loading

A lightly furnished five-bedroom villa with direct access may still be completed quickly. A densely furnished four-bedroom property with a full garage, garden and several fragile items may require two days.

Normal private-sector working hours in the UAE are eight hours per day, according to the UAE Government’s working-hours guidance. The guidance also provides for breaks after five consecutive working hours. A realistic multi-day plan is safer than depending on an excessively long shift to meet an inaccurate one-day promise.
